FAQ

  • What type of survey do I need?

If you’re buying a modern home (built after 1950) in generally good condition, a Level 2 HomeBuyer Report provides a clear overview of the property’s condition with colour-coded ratings and photos.

For older, extended, or non-standard properties, a Level 3 Building Survey offers a more detailed assessment of structure, materials, and repairs.

If you’re purchasing a new build, a Snagging Survey identifies cosmetic or functional issues before you move in.

  • What’s included in a Level 2 HomeBuyer Report?

This survey covers all visible and accessible areas of the home. You’ll receive:

Colour-coded condition ratings (green, amber, red)

Photographs and clear explanations of any defects

Summary of key findings in plain English
It’s ideal for buyers who want a clear, jargon-free overview before committing to purchase.

  • What’s included in a Level 3 Building Survey?

A Building Survey is our most comprehensive inspection. It includes:

Detailed analysis of construction and materials

Identification of hidden or potential defects

Repair and maintenance advice with long-term implications

This survey meets the RPSA Mi Building Survey Standard and is suited to older or modified homes where more insight is required.

  • How are the surveys carried out?

All inspections are non-invasive and follow the RPSA Survey Inspection Standard.

We use tools such as binoculars, ladders (up to 3 m), and moisture meters to assess roofs, walls, floors, and internal elements.

Our aim is to provide as full and thorough a visual inspection as safely possible — without damaging the property.

  • How long does a home survey take?

Most Level 2 surveys take around 2–3 hours on site, depending on the size and condition of the property.

A Level 3 survey can take half a day or more, followed by time to prepare your written report.

  • How quickly will I receive my report?

You’ll typically receive your completed report within 3 to 5 working days after the inspection.

If you’re on a tight timeline, we can often prioritise urgent cases — just let us know when booking.
